
Our Services.... IMMS Inventories produce detailed, independent reports with dated, digital photographs
When collecting a deposit from a tenant it is highly recommended by the Tenancy Deposit Service to commission a detailed inventory that illustrates the condition of the property at the time of Check-In and Check-Out to safeguard the deposit. It is a 'False Economy' to try to 'Do-It–Yourself' as it will not be seen as unbiased and you will need to prove who is responsible for any loss or damage at end of the tenancy.

An inventory is a binding legal document giving an accurate unbiased, detailed report on the condition of the property at the start of any tenancy. All the contents, including the furniture, fixtures and fittings, details of any areas of damage and also the cleanliness of the property are noted. Utility meter readings will be logged. Dated digital photographs are taken at time the or the report along narrative descriptions.
Check-In
We
will meet the tenant at the property and walk through each room comparing the condition as
stated on the inventory with that at check in and note any
amendments/additions to the inventory. Keys will be listed and handed over to the tenant and utility meter readings will be recorded. Finally the tenants signature will be taken to show common agreement
Check-Out
At
the end of the tenancy period, we will compare the condition
of the property with that at the start of the tenancy. Notes will be
made of any changes in condition, including recording any damage to the
property and cleanliness. Keys supplied by the tenant will also be
checked against the inventory. Dated digital photographs are taken at time the or the report along narrative descriptions.
Interim Inspections
An inventory clerk will attend the premises part way through the tenancy. Each room in the report will have
a detailed description of any changes that have
occurred in its condition and contents as well as listing any items of
damage and maintenance.
A professional, unbiased and independent report is vital for tenancy deposit dispute resolution under the Tenancy Deposit Protection Scheme. The scheme came into effect on the 6 April 2007 and requires that all deposits for Assured Shorthold Tenancies be registered with one of the three government-approved schemes.
At the end of the tenancy the condition and contents of the property should be checked against the original check in and inventory report.
If there is a dispute on how the deposit should be divided the scheme will hold the deposit until the dispute resolution service or courts decide what is fair.
Adjudicators will review all documents so a properly compiled and detailed inventory and check out document will provide a valuable tool in the event of the matter being passed to an adjudicator (inventory, check in and check out reports) before reaching a judgment.
It is therefore vital that all evidence is full, detailed, unbiased and preferably independent.
This new legislation is designed to protect tenants. Landlords are now required to 'prove their case' if they wish to deduct from tenant's deposits.
